In week 43 of 2026, our real estate overview covers rental trends in Estreito, Florianópolis, the gap between asking rents and stated budgets in Brazil, and new U.S. residential construction data. This edition draws on information released or reported between October 14 and 20.

FLORIANÓPOLIS: ASKING RENTS IN ESTREITO RISE 9.2% OVER 12 MONTHS

Asking rents in Estreito rose **9.2% over 12 months** through September 2026, reaching **R$ 56.60 per square meter**, according to FipeZAP data reported by the press on October 19.

For Florianópolis as a whole, the original report shows an average asking rent of **R$ 61.81/m²**, up 1.02% in September and 3.56% over 12 months. The figures show how neighborhood trends can differ from the citywide average.

The survey tracks listings of completed apartments offered for new leases. The figures do not represent rents in all signed contracts or mandatory increases in existing leases.

In the previous edition, the **8.31%** increase in Florianópolis referred to asking prices for **sales**. This edition's **3.56%** concerns **rentals**. These are separate indicators, both referring to September 2026.

BRAZIL: MEDIAN ASKING RENT EXCEEDS STATED BUDGET BY 76%

A study by DataLais, Lastro's data intelligence division, found a median asking rent of **R$ 3,000**, compared with a median stated budget of **R$ 1,700** among prospective renters. The R$ 1,300 gap equals approximately 76%.

The findings were published by Exame on October 16 and reported by Portas on October 19. The analysis compared information from 905,466 prospective renters with asking rents for 118,000 listed apartments. Data came from WhatsApp conversations with 1,500 real estate agencies between March 23 and September 16.

The result describes the analyzed dataset. Comparing two medians does not mean every person encountered a property priced exactly 76% above their budget. A stated budget is also not the same as verified income.

The research provides a reference for discussing the fit between budget, location and desired features, without replacing an assessment of available options for each prospective renter.

UNITED STATES: SINGLE-FAMILY BUILDING PERMITS FALL 4%

The U.S. Census Bureau and Department of Housing and Urban Development reported on October 20 that **single-family building permits fell 4%** in September. The seasonally adjusted annual rate stood at 845,000 units.

Single-family housing starts were estimated at an annual rate of 859,000 units, down 4.6% monthly. However, the 10-percentage-point margin of error at 90% confidence includes zero, meaning there is insufficient statistical evidence to confirm the direction of that monthly change.

An annualized rate does not represent the number of homes built in September. Permits, housing starts and completed units are distinct stages, and estimates may be revised.

HOW DOES THE U.S. NEWS RELATE TO BRAZIL?

The immediate relevance is contextual: the report helps track activity in a major real estate market but does not establish a direct effect on Brazilian property prices or mortgage lending.

Potential effects through exchange rates, capital flows and credit conditions would depend on broader international financial conditions. They cannot be attributed to construction data alone, nor can this report quantify any impact on property values in Florianópolis.
