In this edition for week 42 of 2026, we cover three real estate developments reported from October 1 to 12: asking prices in Florianópolis, savings used to finance Brazilian housing and U.S. mortgage rates. These indicators offer insight into market conditions, with important differences in the periods and lending categories analyzed.

FLORIANÓPOLIS: AVERAGE ASKING PRICE REACHES R$ 13,607 PER SQUARE METER

The September 2026 FipeZAP Residential Sales Index recorded an average asking price of R$ 13,607 per square meter in Florianópolis. Prices rose 0.56% for the month, 6.65% year to date and 8.31% over 12 months.

Across the 56 cities surveyed, the 12-month increase was 5.51%. Florianópolis therefore exceeded the overall index by 2.80 percentage points. Among the state capitals monitored, Florianópolis had the second-highest average asking price, behind Vitória.

The survey tracks listings for completed apartments on Grupo OLX platforms. Its figures reflect sellers' asking prices, which may differ from actual transaction values.

For those exploring real estate in Florianópolis, the index provides a market benchmark. Assessing an individual property also requires comparing location, floor area, condition, parking and other features. Past price growth does not determine future appreciation.

BRAZIL: SBPE SAVINGS RECORD R$ 6.19 BILLION IN NET WITHDRAWALS

According to Portas' October 9 coverage of the Central Bank's savings report, withdrawals exceeded deposits by R$ 6.19 billion in Brazil's Savings and Loan System (SBPE) in September 2026. The category ended the month with a balance of R$ 755.80 billion.

The figure matters because savings deposits are a funding source for housing loans. However, monthly net withdrawals alone do not indicate that lending has stopped or that borrowing rates have immediately changed for buyers.

Meanwhile, Abecip data reported by Imobi Report in October show that savings-funded housing loans totaled R$ 16.97 billion in August. From January through August, they reached R$ 132.5 billion, up 37.5% from the same period in 2025.

These figures cover different periods and measures: withdrawals refer to September, while lending figures cover August and the year through that month. This distinction is essential to understanding the relationship between funding inflows and mortgage lending.

UNITED STATES: AVERAGE 30-YEAR MORTGAGE RATE RISES TO 7.40%

On October 8, 2026, Freddie Mac reported an average rate of 7.40% for 30-year fixed-rate mortgages in the United States. The average was 7.28% the previous week and 6.30% one year earlier.

This represents an increase of 0.12 percentage points week over week and 1.10 percentage points year over year. The average rate for 15-year fixed mortgages was 6.73%.

The figures come from the Primary Mortgage Market Survey (PMMS), based on mortgage applications meeting its research criteria. The average serves as a benchmark for this segment but does not represent every type of mortgage available nationwide.

The increase highlights the role of borrowing costs in homebuying budgets. Its impact on monthly payments depends on loan terms, including the amount borrowed and repayment period. This indicator alone does not determine property price trends.

PRICES AND FINANCING: TWO SIDES OF A REAL ESTATE DECISION

These three developments show why market analysis must consider both property asking prices and financing conditions. Each indicator should be understood in terms of its geographic scope, reporting period and what it actually measures.

For individual buyers, these benchmarks become more useful when combined with a property assessment and the specific terms of purchase.
